Well that's exactly what we discuss in today's show as we unpack the results of this year's Property Investor Sentiment Survey You'll hear what over 1,800 Australians feel about our current real estate markets and what they plan to do. You see...they took part in this year’s Property Investor Sentiment Survey run by my Property Update newsletter in conjunction with Your Investment Property magazine and onthehouse.com.au Being Australia’s longest-running and largest survey of Australian property investor sentiment, it showcases insights from property investors and would be investors across the country. Running since 2011, it offers rich and vibrant insights into how property consumer trends and sentiments have changed over time. Some surprises One of the surprises is that despite our property markets moving to the slowdown phase of the cycle more than half of the respondents believe now is a good time to invest despite the fact that the vast majority of respondents (84%) believe that property prices will fall or remain flat over the next year. Clearly, they are taking a long-term view. However, this is significantly down from last year when 61% of respondents thought it was a good time to invest. At the same time, the percentage that were unsure increased to 23% (up from 16% last year.) However, they are realistic that they won’t enjoy quick and massive capital growth in the near future, but they still intend to buy more property in the next year. Our survey reveals that 42% of the respondents plan to buy an investment in the next year again showing strong confidence in property as a long-term investment. Not surprisingly this is down from the last 2 years where on both occasions more than half (52%) the respondents were planning to invest in the coming year. It’s also interesting to note where investors are planning to buy. South East Queensland is seen as the best place to invest over the next 5 years according to close to 70% of respondents (this includes Brisbane, the Gold Coast and Sunshine Coast.) Last year more than half of the respondents nominated Melbourne as the place to be last year, Their focus is on long-term capital growth, rather than an immediate equity boost, and they’re looking at property that has potential to add value, Perhaps unsurprisingly, it also reveals that many investors are feeling the impact of credit squeeze with bank’s tighter lending restrictions. Almost half of respondents are finding the recent tighter lending criteria impacting their ability to purchase another property. Interestingly this is only slightly higher this year (48%) than last year (46%) 19% of respondents plan to buy a new home in 2019. Projections show median house prices will reach that figure in Sydney by 2043 - up from $1.03 million today. The Aussie Home Loans and CoreLogic survey predicts average prices will hit $5.8 million in Melbourne, $2.9 million in Canberra, $2.5 million in Perth and $2.3 million in Brisbane - with the biggest increase in Melbourne. Wages will also increase over this time - but with Australia enduring one of the lowest rates of wage growth in the world, the prospect of houses becoming less affordable is very real. The surveyors made their predictions by analyzing house price changes over the past 25 years and extrapolating. Based on national house values rising at the annual rate of 6.8 per cent per annum since 1993, the national median house value would be approaching the $3million mark in 2043. The median unit value would be just over $2.1 million. Chief Executive Officer of Aussie, Mr James Symond, said: 'Housing continues to grow as Australia's largest asset class. If the changing face of residential property and staggering growth of technology we've seen over the last 25 years continues, it's likely the next 25 years will produce even greater change.' He added: 'I expect the growth trend will continue especially with high immigration levels.' Byron's Suffolk Park topped the nation for value growth, with the median house price moving from just $74,250 25 years ago to $1,185,000 in 2018, an increase of 11.7 per cent per annum. Coastal and lifestyle markets around the Hunter and Illawarra regions were also standouts, comprising four suburbs in the national Top 10. Melbourne has had the largest annual percentage increase in both house and unit values within a capital city over the past 25 years. House values have risen at the annual rate of 8.1 per cent or $28,300 since 1993. At the same rate of growth over the next 25 years, Melbourne’s median house value could rise from $825,000 to $5,825,000 in 2043. Mr Symond suggested this meant a housing crisis in the city could be one of the most acute in the country. He said: 'Housing affordability remains a major issue for people in Melbourne, largely driven by the recent and dramatic housing price growth across the city. 'Buyers now need to dedicate 160 per cent of their annual gross household income to raise a 20 per cent deposit, with property worth a staggering eight times annual household incomes.' Simple extrapolations don't take into account how economic and demographic conditions might play out over the next 25 years or how housing demand and supply may evolve. But this report may add weight to the growing feeling - especially among Australia's young - that more houses need to be built to ease such dramatic price increases. The Korn Ferry 2018 Salary Forecast predicted Australia would have the lowest real wage growth of 97 countries surveyed with an increase of just 0.7 per cent.

If you’re looking to invest in Melbourne, or any other city for that manner, here’s some tips on finding the right suburb. Ryan: So Samantha Anthony’s asking in live at the moment, if you’re planning to invest in Melbourne what are the best suburbs you think about and why? Ben: So sorry, I haven’t actually bought investment property in Melbourne, and I don’t have a real estate license to talk about Melbourne. But what I would suggest is there’s a great company called Residex, who RP Data, who’s the number one analytics company in Australia and in the Australian property market have just bought. There’s a report that they produce for Melbourne titled the Best Suburbs Report. And it has suburbs priced between the bottom of the market and the top of the market. And it looks at how those suburbs are going to perform over the next eight years. Use the link to sign up with SelfWealth and we both get 5 free trades 😊: https://secure.selfwealth.com.au/Registration/Plan/5/y1p4o Before investing into the stock market, in particular the ASX (Australian Stock Exchange) it's vital that you have a savings or emergency fund of about 6 to 12 months worths of expenses because if you're investing with all your savings it can be very difficult to keep the money in there should the market see a dip. When you get started it's important to also understand some basic terms so I recommend going to either watch some youtube videos and familiarise yourself with stuff like annual reports. You can find these definitions on the ASX site under the glossary bar; or just google any of the terms and I'm sure investopedia will have a definition for you. Now it comes to choosing your broker, the easiest way is to open one with a bank you're currently with, in Australia that's Commonwealth Bank, Westpac, NAB or ANZ. The ease of having your information migrated over to the trading platform will save lots of time in plugging your passport/ driver's licence details in and running around trying to find the documents so you can get the numbers. You'll also save time in having the account processed and your credentials verified because it's already been done by the bank in your initial opening of your accounts. Depending on the platform you go with you'll have varying sources of information, with the bigger banks it's generally provided that you have announcements and live pricing updates for free. Well not free, its included in your trading fees. CBA is good in that they have a clutter free platform that reads well and is easy to navigate; their mobile app on Apple and Google Playstore is even better as they provide a widget that gives you live prices, this of course in hopes that you stay on their platform and use their services. So when it comes to buying a stock you generally have to either indicate what price you want to pay for the stock and the quantity you want to purchase them at. Alternatively you can put the amount of money you want to invest and the brokerage will calculate how many units you can purchase. To find the business you want to invest in, you can simply google the company followed by ASX to find out the ticker symbol (3 character code) for the company. You can then use that ticker symbol to get quotes for the shares and make the purchases. All brokers work off the same system, however they tend to charge different fees depending on what the service provides. For Commsec they provide a smooth, easy to use platform along with a widget that allows you to create a watch list and receive live updates on the price. With many of the other brokers receive live pricing is an additional service you have to pay for and generally their app isn't as good as CommSec. The only issue have with using CommSec is the high trading costs especially when I'm executing a swing trade which could cost be $50 in brokerage fees alone. So I made the move to SelfWealth where the trading fees are a flat $9.50 regardless of the size of the trade. I'll make a video on the platform, but I can tell you I like it less than CommSec, so I still use CommSec for the info and mobile widget and SelfWealth to actually execute the trade. If you're looking for more information I would highly recommend keeping up with Yahoo Finance in your country because the stock market changes rather quickly on the whim of any juicy headline. Although you'll still be reacting to the news receiving it from Yahoo Finance late, it still keeps you up to do with the market and understand why certain industries and stocks are behaving the way they are. It also introduces you to other companies you may not have heard of before and possibly buy some on the dip. There's been multiple times when I've removed a stock from my watchlist and it's tripled because I haven't been keepin' up with what the stock is doing, even when there's no major news. If you want to get started, start with your own money, don't use fake money on those online platforms. You need to feel your net-worth being taken away from you when shares go down and ride the highs when your shares go up. The issue is when you do it with fake money is that you don't feel the lows and they don't mean as much and my issue is that when you start trading/investing you feel too indifferent towards the losses that you go all in or that you pull your money out too soon because you've never felt going down $5k before. House prices in Australia have become so unaffordable that many young families simply cannot buy into the market. Wealthy Australians have become a nation of property “investors” thanks to a series of government policies that allow and encourage it. The lower and middle class have either been burdened with massive debt, or they are stuck renting for the rest of their lives. In the 1970s, the average house price was about twice the average annual income. If we used today’s figures as a guide, the average home should only cost about $140000 to $150000. But in reality, the average Australian house price is much higher. Homes in Brisbane have a median cost of $478000; Perth $515000; Melbourne $595000; and finally Sydney comes in at a whopping $776000. Bubble, Bubble By many definitions of the term, Australia is in a classic bubble. Japan had one in the 1980s which burst in the early 1990s and sent their economy flying into a downward spiral. They are still feeling the effects of it to this day. Ireland also had a major property bubble which burst in 2007. Despite the bubble bursting, media commentators still encouraged people to go out and buy. Irish television was littered with house-hunting and house makeover shows encouraging people to increase their property “portfolio”. Much like what is happening in Australia at this very moment. It’s unbelievable that we’ve allowed this to happen. In my opinion, a house should not be an investment. It’s a place for people to live and to raise their families. It’s a necessity of life. To say that an investor should be allowed to take $400 (or more) a week away in rent from a poor family just because the owner happens to have more money than them, is in my opinion, immoral. It’s a classic case of the rich becoming richer and the poor becoming poorer. If history has taught us anything, ultimately this social hierarchy will fail. Future generations will not tolerate such obvious exploitation. Wage Slavery Of course, many property investors will justify their actions saying things like “We’re only doing what the law allows”, and to some extent, they are right. However, it is not good for society to have all the workers (i.e. the people who actually build and create things) to be stuck in a constant slave-like existence. They work hard every week in order to pay off their mortgage, or pay the rent. They do not have the option of leaving their job, even if it is the most dirty, dangerous or demeaning one. If they did leave, either the bank would take their home, or the landlord would kick them out. ... Hard Work Pays Off? The modern landlord class is no different from the landed gentry of the past. They are maintaining their wealth by taking from the poor. I have a friend whose boss owns 23 properties around our district. Who needs that many houses!? I’ll tell you who – someone who is obsessed with money; someone who has put their greed above the needs of the average person. Sure, they’re doing everything by the book, but is it moral and does it benefit society? I’m sure most land owners would disagree. They’ll probably say that they worked hard for their money and made some wise investments. Even if this is true, many people simply do not have the ability to “invest wisely”. More often than not, land owners have inherited at least some of their wealth, or have gotten lucky with some of their investments, but more than likely a combination of the two. ... Everybody can be Rich? It’s a lie. If everybody on this planet had exactly $10 million each, then nobody would be considered rich. Prices would just rise to suit everybody’s new found wealth. Rich people only exist now because there are plenty of people being exploited. With every millionaire, there are thousands of workers supporting their lavish lifestyle. A rich person who says “anybody can be rich” is either kidding themselves, or being intentionally deceitful. ... Greed Ultimately, Australian property prices have got to where they are today as a direct result of people’s greed. Instead of treating houses as a place to live and raise a family, we are now treating them like gambling chips. Investors think the goal is to obtain as many properties as possible, regardless of the people’s lives they are affecting. Luckily, at least for some of us, greed comes back to bite people as seen in the Japanese and Irish property crashes. Instead of thinking about our own hip pockets, we should consider what is best for society as a whole. This is a very, very important term when it comes to investing in property in Australia and this is how most people make money or try to make money when they invest in property in Australia. So it’s really important that you understand this so that’s why we’re going to take some time to go over it in this lesson. Capital growth, in its most basic form, is the rise in value of something or, in this case, property. We buy a property for a certain amount of money, it goes up in value. If we were then to re-sell that property, however much it went up in value, we would effective make as profit after we’ve paid all of our expenses. That’s what capital growth is in a nutshell. What does low inflation mean for investors? RBA holds rates despite a quarter of zero inflation Inflation in the March quarter came in much lower than expected, and while the RBA stayed on hold in May, markets are anticipating several cuts this year. What has everyone so spooked? And should we be worried? What’s the problem with inflation surprise? Late last month the inflation data for the March quarter was released, showing zero growth for the quarter and the annual rate dropping to just 1.3%. This number was below expectations and a bit of a shock actually. Instantly, we saw the odds of a May rate cut go from 13% to around 67%, with another cut expected by the end of the year. When the mining boom ended, the RBA cut interest rates and sparked a housing boom. That proved to be enough to keep the economy growing, and this lucky country extended its run to nearly 30 years without a recession. Now housing investment has peaked. We are seeing a pickup in business investment, infrastructure and government spending, but it’s not clear whether this will be enough to see us through this time. If the RBA do cut it should help to stabilise the housing market, but they’ve got a lot less ammunition in 2019 than they had in 2011, when rates were at 4.75%. With the cash rate now standing at 1.5% there’s not much more room to move. The experience overseas has shown us how difficult it can be to stimulate the economy further once rates are near zero. Slowing economic growth may force the government to act Fortunately, Australia has pretty low government debt by global standards, and while there’s a strong political focus on achieving surpluses at the moment, increasing government debt through targeted fiscal stimulus might be required if economic growth continues to slow. And looking on the bright side, we are seeing early signs that global growth is stabilising, thanks to China, although it’s probably too soon to say whether this will last. Low inflation and low rates … what does it all mean for you? So, what does all this mean for investors? The obvious thing to say is that bank deposit rates are going to stay low, and for most people they’re not going to generate anywhere near enough income to support a comfortable retirement. The fragility in Australia’s economy reinforces the need to have a diversified portfolio, since Australian shares alone could be pretty risky, especially if companies are forced to cut dividends. You could invest some of your super or pension offshore, as well as hold assets like infrastructure, which tend to be less affected by shorter term economic cycles. Depending on how soon you need to access your savings, a decent exposure to safer assets like government bonds and cash probably makes sense too. There’s a downturn, followed by a stabilisation phase, then an upturn, then a boom. And then the cycle starts all over again. Now that we’re in a downturn phase of the property cycle, I want to share some valuable lessons that I’ve learned from past property cycles. I’ll be explaining what you can do when you find that the property markets have gone a little crazy. I’ll also talk about how you can make or lose a fortune in 2019. And I’ll share a mindset moment all about acting in spite of feeling afraid. Are you set to gain or lose a fortune in property in 2019? What goes up, as they say, must come down. And segments of Australia’s property market are now in the slump phase of their cycle, catching out some naïve investors who hoped the value of their properties would rise forever. This means you will probably lose money in this property downturn Now hear me out. I’m not one of those doomsayers saying our property markets will collapse. I firmly believe the outlook for Australia’s property market remains robust and when prices rebound, the value of well-located investment grade properties will reach new peaks. That’s because Australia’s real estate markets are supported by two solid fundamentals: Our strong population growth, which ensures consistent high housing demand. The wealth of our nation, which means the majority of Australians can afford a property. But between now and the next upturn there’s going to be a painful learning curve for some property investors. Those who got carried away during the boom, often because of a fear of missing out, and took on maximum debt not understanding how the cycle works. Of course, you could be the exception. In every property downturn, some strategic investors do well. I kept investing during the property slump of the early 1980s because I didn’t know better. At the time there was limited information available and property statistics were only delivered annually – long after the fact. However, in the downturn of the early ’90s, during the GFC in 2008-10 and in the slump of 2011-12 my portfolio performed well because I followed a few simple rules that helped me come out on top no matter what the market is doing. So, here’s my advice to you: • Become financially fluent Learn everything you can about how money, finance and property work and start investing early. While a trusted mentor and team will help immensely, you still need a solid understanding of how things work to make sound decisions, otherwise, you’ll be easy prey for the many spruikers. • Adhere to a proven investment strategy Follow a time-tested proven system and don’t speculate. The problem is many investors find my strategy is too simple and boring. They’re looking for something more complicated. Your property investing should be boring so the rest of your life can be exciting. • Only buy investment grade properties I think that less than 5% of the properties on the market at present are what I call “investment grade” and will deliver stable wealth producing rates of returns. Sure, there is plenty of investment stockout there, but don’t confuse the two. These are built specifically for the investor market and sold by property marketers to naïve investors. They lack scarcity and appeal to homeowners and are sold at a premium with no opportunity to add value. On the other hand, investment-gradeproperties are in the right location, appeal to a wide range of affluent owner-occupiers, have street appeal and a favourable aspect. • Invest for the long term Real estate is a long-term investment, not a way to make “fast money.” Growth isn’t linear so there will be years when values are flat before they rise again. Ensure you factor insufficient financial buffers, so you won’t be forced to sell when the market turns against you. • Follow my 6 Stranded Strategic Approach and only buy a property: That would appeal to owner-occupiers as they buy with their hearts (while investors buy with their calculators) and are willing to pay more for a home and consequently push surrounding property values higher. Below intrinsic value – so avoid new and off-the-plan properties which come at a premium price. With a high land to asset ratio – where the land component makes up a significant part of the asset value. In an area that has a long history of strong capital growth and will continue to outperform the averages because of multiple drivers of capital growth and the right local demographic who will be able to afford to pay a premium to live there because they have higher disposable incomes.
