How To Use Debt to Get Rich - How The 1% Use Debt: You have probably heard of the saying 'there is good debt and then there is bad debt'. First, In this video we are going to compare good debt and bad debt. I will also explain why MOST people should consider all debt, bad debt (like Dave Ramsey). However, this video is mainly about using debt in a good way. How is this possible? Rich people use debt to generate INCOME PRODUCING ASSETS. Whether that is a business, investment, real estate, etc. Whenever rich people borrow money, they use it to create MORE MONEY than they borrowed. For example, an average person may borrow 40k to spend on a car. A rich person will borrow 40k to market a product which will make 60k in revenue, therefore a 20k profit. Borrowing money to 'get ahead' in the investing/business world is a fundamental strategy the ALL fortune 500 companies use. Coincidence? Nope. Debt is a necessity to get to the top income level on the planet. There are also a ton of great advantages for borrowing money. Like the massive tax deductions you get for the interest on the loan, the depreciation you get for the investment you bought, and all other business expenses that are related tot he investment/loan. This on its own can lower significantly reduce your taxable income. For example, there are real estate investors out there that make millions of dollars per year, but dont pay taxes at all because of all the deductions (crazy right?). Convertible Notes, Equity and Startup Funding Explained

If you're starting your first company, understanding stock, preferred stock, options, convertible notes and other fundraising instruments can be truly overwhelming. We didn't find a single video that covered this, so here we go. If you are an early-stage startup company in the tech space, the best way to raise capital is with a convertible note or a similar instrument. However, to understand how those work, we first need to understand how stock works. STOCK You are probably familiar with the term 'stock.' A company is divided into chunks, and each shareholder owns a certain percentage of the company, which gives control of company decisions, and a share of the profits. A PRICED ROUND: RAISING MONEY FOR STOCK The 'traditional' approach towards raising capital is with a priced round. Tech companies are different. Tech companies have tremendous scale potential and often fantastic margins. A software product or an app, for example, can realistically operate with 80%+ margins, and serve millions of customers around the world, with a minimal staff. Think of Uber, who raised $500,000 on their first round, and are now worth, well, billions of dollars. So the value of a startup is not related directly to their revenue, but to their potential. Some variables to take into account here are: - The market size, how many customers are there in the world. - The technology variable, is there a unique piece of tech that nobody else has, or that optimizes a process drastically? - Potential margins, how many employees are needed to serve 100,000 customers or 1,000,000 customers? When Instagram had 300 million users, their staff was 13 people. However, all these numbers are variables and theories, and nobody knows for sure. The valuation of a startup is defined by how much potential an investor sees in the business, how risky it is, and how much upside do they want in exchange for risking their money, just like a bet. These days, a reasonable number for a tech company like our theoretical FounderHub would be a $4,000,000 (pre-money) valuation. Again, assuming this is a high scale, high margin business. All of these decisions require negotiations, and lawyers, and signatures to be put in writing, and they can make the process take six months or more from 'agreeing to invest.' Since most early companies don't have six months, they often choose to go with a Convertible Note. If you want to run your own calculations, you can download the free template we have at FounderHub.io?utm_source=youtube.com&utm_medium=video&utm_campaign=video-content&utm_term=fundraising CONVERTIBLE NOTES A convertible note is an instrument that delays the valuation conversation, and it allows the company to access the capital sooner, with less negotiation and much smaller legal fees. A convertible note is like a loan, but instead of using an asset like a house for collateral, the company stock is the collateral. This means, obviously, that the investor also needs to believe in the business to invest, because the note intends to convert into stock. Like I said before, defining a company valuation is tough. Too many variables, too little data... so with a convertible note, the investor is saying: I'll give you the money for you to grow now. In a year or so we should have the data to support a priced, traditional round, so my investment will convert then, with the valuation and terms that the new investors define. So a convertible note is an investment that triggers, - Ideally, on a new round of funding. - Also ideally, if the company is acquired. - At a predefined deadline, often 18 or 24 months after the original investment. At this point, investors can negotiate a note extension, they can convert it at the Cap, or they can request a payback, again, if the company can afford it. Now, YCombinator and 500 Startups have both designed documents inspired by convertible notes, but simpler. And free. The KISS-A (Keep it simple security) and the SAFE (simple agreement for future equity) are simplified convertible note templates that you can use to raise money and skip lawyer fees. You can download it on our FounderHub site, and refer to our knowledge base for more details on completing it. They both work as a convertible note but reducing a lot of the paperwork requirements. Systematic Investment Plan is an investment vehicle, where an investor makes fixed, regular payments into a mutual fund, to reap the benefits of long-term investing. It helps you gain exposure to your selected asset class through the investment of a small or large amount of money, at fixed intervals and in a disciplined manner. Benefits of a SIP The compounding factor: make your money work for you by generating earnings which are further reinvested to generate their own earnings. The compounding process ensures that both the capital gains and interest earned from an investment, earn interest, as time passes. Rupee cost averaging: trump the maxim “buy low, sell high” by automatically adjusting quantity bought against price, in order to average the cost of acquisition over time. Investing a fixed amount in the markets, at regular intervals helps lower the average cost of investment, as one buys more quantity when the price falls, and less quantity when the price rises. Market timing becomes redundant: invest wisely across market cycles, reducing the impact of volatility. Since investments are made at fixed regular intervals, timing the market for appropriate entry levels becomes less important. I have also explained why you need a financial planner. The reality is that almost every successful business, at some point, needs leverage if it’s to grow exponentially…especially in real estate…and how you manage debt could either make or ruin you. Think of debt a like fire. Fire could give you warmth, cook your food, bring you light…or it could burn you. Debt is very similar. I grew up in a family that was wrecked by debt…I grew up thinking debt was awful and that credit cards were the worst thing ever. But as I began to associate with people who were just insanely wealthy, I realized…these were people who weren’t afraid of debt. They embraced it and worked the system to their advantage. Bad debt: This is when borrow money to buy stupid things that depreciate in value and doesn’t make you money. I shouldn’t even need to explain it because this is pretty self explanatory. Good debt is money that you borrow to make you more money. Good debt is used as a tool to increase your cash flow by borrowing money at a cheaper rate than your money makes you. And right now, we’re at the end of an opportunity of borrowing cheap money - that’s why I’m trying to grab as much as I can while rates are still overall relatively low. This is why I’m over a million dollars in debt…I have one 30-year loan at 3.375% interest rate, and another one at 4.5% interest rate…my investments make way more than this, and I’m able to profit the difference. It allows me to invest way more long term and increase my cash flow. This is also why there’s absolutely no reason for me to pay this down early…I can pretty much invest my money anywhere and get higher than a 4.5% return, so it makes sense to invest my money than pay down low-interest, tax deductible debt. So what does this mean for YOU and how can this help YOU? Knowing the difference between good and bad debt will help you evaluate what you can do to maximize your profits and the amount of money you make. If you’re borrowing $10,000 at a 5% interest rate, but your money is making you 10% elsewhere…that’s a no brainer. Borrow the money, make 10%, pay 5% in interest, and you’ve just got a “Free” 5% without using your own money. This is basic real estate 101, but it also applies to just about any business. The tricky part, from my perspective, is when you start borrowing money in the 6%+ bracket. The higher your interest rate, the tighter the margins, and the more closely you need to evaluate if it’s worth it. If you’re borrowing in the higher tiers, you need to be absolutely sure you’ll be making a higher return and that it’s sustainable…at a certain point, it becomes more advantageous to pay down debt than re-invest. If I had an 8% loan, you bet I’d be aggressively paying that down as much as I can…but a 3.375% loan like I have on one of my homes? Nope. Keep it forever. So if you get to the point where you need to grow your business or if you decide to invest in real estate, know that debt CAN be good when managed appropriately…it’s a little like playing with fire, as I mentioned earlier. Used appropriately, it’s great…and it’s how I’ve been able to get some pretty good returns in real estate. So don’t be afraid of debt, but manage it carefully and consider what your money is really worth! Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest.
