"Based on my own background, the main thrust is, 'Where is all of this leading? What's the finish line?' For example, how do I create a minimum $10,000 a month permanent income, not lease options that can cash out? Besides paying off the single family houses, which is great, how do small to large apartments and self-storages figure in this ultimate plan? In short, where is all of this leading?" -- Jeff from Seattle, Washington Joe: Well, the goal is to have 100% passive income and just like you say here, if you can get $10,000 a month, you have $120,000 a year and that's a pretty good income, and if you own rental property or real estate in general, typically rents go up over time because inflation makes them go up, so that makes your passive investment inflation proof. If you buy a fixed cd or annuity and you know it's going to be _x_ amount of dollars, you know that it's going to stay the same until you die, whereas real estate has the potential to go up and the likelihood is that it will go up over time. Joe: Values fluctuate and we've all seen a big adjustment in values across the country, but income has stayed pretty stable across the board, all over the country, and we've seen a little bit of adjustment in rents on the downward side over this last year or so. I was surprised that it didn't drop earlier but it didn't. Then we've seen in the last year that it's dropped maybe 5 to 10% in some places. Joe: But it's still a good solid investment. All of the real estate that I own is still bringing in income every month. I own property free and clear. I also own property that I bought "Subject-To" that is paying off a loan over time and will work really well, and I even bought properties that I used loans to do. You can't get investment loans these days that make any sense at all, and I wouldn't suggest that anybody do that (there are some other problems with that as well which I won't cover in this program). Joe: The other question you had was, Jeff: "Should I buy commercial property like multifamily and self-storage?" Joe: If you have the cash, they can be good investments. If you look at single family homes and you look at the rent to price ratio, it's much higher on a single family home than it would be on a commercial property, depending on where you buy. If you buy in good solid, blue collared neighborhoods where you can get substantial, professional, competent property managers, that's what you want, because for it to be passive income, you have to have a good property manager to handle the work for you, or good property managers if you're in multiple areas like I am. Joe: It's very important to have good people that can do this for you. You don't have to manage the properties yourself, whether it's self-storage or commercial. So if you have good property management, it's one of the reasons to buy commercial, which from what I hear from people that own a lot of commercial property, is easier to manage. Joe: But you also have the potential for more vacancies, especially in a volatile economic environment. And you still have to make payments on the mortgage, unless you paid cash for the property, and then it doesn't hurt as bad, but it still means that you're going to have less income per dollar that you spent. So if you want to get a 5-35% return, which you can do in real estate and which I'm doing, and if you do even more things to it like become active in the investing part of it or you turn around and sell some of the properties that you buy, then single family homes make a lot more sense for that reason. Joe: I've done commercial, I've done self-storage and have worked in those environments but I like single families better, and the majority of what I have in my portfolio is single family homes, and I'd recommend the same for you. ... Investment property for beginners and real estate investing! The world of real estate investing for beginners offers choices and sometimes it can be overwhelming. Just realize that everyone has a certain preference when it comes to real estate investments, but I'm going to show you some lower cost and lower risk ways to get into real-estate investing: 1,000-1,500SQFT single family brick rancher Purchase smaller units in large, well-known developments near the city Stay close to jobs and employment Don't buy properties that have major upgrades Brick ranchers are one of the few house designs that have withstood the test of time and very rarely fall into and out of style. Due to there age they also tend to be located near city centers. Buy, hire a property manager, and sit back for some serious passive income Purchase a property that needs work and do some light renovation 2. Small-Multi Family (Duplex, Triplex, Quadplex) Duplexes are one of the most stable, low-risk, and highest performing real-estate assets you can own. Purchase and rent out both sides Live in one unit and rent out the other side (often times called "House Hacking") As you live in one unit, slowly renovate and increase rents The best thing about multi-family is you will almost always have income coming in. If one person moves out, you have the income coming if the other person stops paying. 3. The Live-In Flip Before After The live in flip is simple. Buy a dilapidated house in a nice neighborhood with a government subsidized loan, renovate it as you live in it, and sell (or rent it out) a few years down the line. Key point is that you need to find a GREAT deal (Old real-estate saying: "the money is made when you buy") Drive around neighborhoods, find them in the tax record, and call them Send out mailers Prospect absentee owners Hang some we buy houses signs out A "true" house flip is completely different from a buy and hold: If you plan on flipping right after, you need to make the home most appealing to a retail buyer. ADD granite counters, subway tile, free standing sink in the master bathroom, etc. If you plan on buying and hold, DON'T ADD nice counters and amenities because you will be paying for nice things that tenants will likely ruin over years of abuse. 4. College Investment Property College investment properties are the favorites of many investors: They typically have high returns Colleges still have a positive outlook and demand will likely continue Bad thing is that college kids can be destructive and the turnover is high Above all else, look in areas within WALKING DISTANCE to the university and near bars. College students will pay EXORBITANT prices to have those to features and will pay HUGE rents for houses that are in terrible shape. 5. Hospital Investment Properties The health care profession is one of the most high-paying and stable sectors imaginable. Nothing is more satisfying then knowing your tenant is a nurse or in a related field. Many times areas near hospitals have sprawling residential neighborhoods near them because developers had the same idea as you do The tenant quality is going to be unmatched and demand continuous Areas near hospitals are often up-and-coming and great opportunties for flips Bonus Section FINANCING: 6. Seller Finance These aren't more so investment properties but a great way for a beginner investor to obtain a property when you don't have great credit. Obtain a list of all people in your area that own their properties with no mortgage (Sometimes called a "high equity owner") High equity owners tend to be older people, inherited property owners, out-of-state owners Find a homeowner that will give you a mortgage for the house without a bank Instead of sending a check to a bank, you will send a check to the previous owner of the house Many times you will be required to pay over market value, but if the property cash-flows and has a decent rate it makes sense. 7. That's a job. My rich dad on the other hand always says work for assets. There are basically 4 asset classes that makes a person rich. Number 1 is Business. The richest young guys today start companies. Some great examples of this are Facebook, Google, Apple, etc. Number 2 is real estate. What my rich dad taught me is the combination of being an entrepreneur in business and an entrepreneur in real estate. Now due to this combination, I pay no tax and I make a lot more money. The 3rd asset is Paper. Savings in gold, papers like stocks bonds mutual funds are liquid. You make a mistake, you can get in and out real quick. The last asset is Commodities and this is why I own oil because in the U.S. if you deal in oil, you get tax breaks. A lot of really smart and well-respected people have come out recently saying that a house is a bad investment. This drives me crazy because they make a lot of assumptions that are not true about buying houses. They also leave out the numbers and how you can make a primary house one of the best investments you have ever made. In this video I go over how buying a house to live in is cheaper for most people than renting, how it can take very little money to buy a house, how you can buy below market value, and how you can take much more money out of the house than you put in it. I show you specific examples like the house I bought that allowed me to buy my first rental property. I even show a house on the market right now that would be perfect for owner occupant buyers, and I go over the numbers to show you exactly what the costs would be and why it is a good investment. Buying a house is a good investment for entrepreneurs who are willing to research and buy the best house they can as well as those who have not idea what they are doing. There are some cases where buying a house is not a good investment but involves buying million dollar homes with 20 percent down. That scenario simply does not apply to 98 percent of the population. If you've been following this YouTube channel you know that I am a Certified Financial Planner. I help people manage their money and make smart investments decisions. 💸 In other words, I prevent them from losing their butt off of stupid impulsive money making ideas. There is one investment area that I don't know a lot about and actually had a failed experience with. So, what was this investment that I failed miserably with? ‼️ It was Real Estate! ‼️ A lot of people want to invest in real estate and it is something you can make a lot of money with. You can also lose a lot of money! 😞 Although this did not work out for me, I learned some very valuable lessons. I want to share with you 7 things that I learned. ➡️ 1. If it sounds to good to be true -- it probably is! This could include details of the financing program or the property itself. ➡️ 2. Stick with what you know -vs- what you think you may love. You will spend a lot of time learning and researching vs spending time on your established income stream. ➡️ 3. True deals are a lot harder to find than you may think. Don't get me wrong, the deals are out there, but you have to look in different places. ➡️ 4. Never overpay for a property. Your rental income has to cover your mortgage payment, fees, repairs, etc. and still produce a profit. ➡️ 5. Cash flow is everything! You are on the hook for this monthly payment for the next 15-30 years. ➡️ 6. Looking for deals in all the wrong places. You are not going to find the good deals in newspapers or on on craigslist. ➡️ 7. Never let greed control your emotions. Don't start counting the cash until you've done all your research. I still don't own any investment properties. Are you considering an investment in REITs (or Real Estate Investment Trusts) for dividends and cash flow? I personally own only one REIT in my dividend portfolio and consider my REIT an ancillary (non-core) position. That being said, I am in a unique situation because I work in the real estate industry and own a home (I am already over-weighted, at a high level, in the real estate industry). A subscriber question, today's video goes into a multitude of pros, cons, and factors to consider about investing in real estate investment trusts for dividend income. * Do you work in the real estate industry? Do you already own a home? Do you own physical real estate investments? If so, those are all factors worth considering when contemplating REITs for one’s dividend portfolio. When looking at diversification, I don't only look at my portfolio. I look at all factors in my life. If the real estate industry tanks, I don't want to get hit on the job front, the home front, and the portfolio front all at once! * Real estate investment trusts carry important tax considerations. As pass through entities, they avoid double taxation (and are required to distribute most of their earnings). That said, the shareowner has to pay ordinary income on dividends (as compared to long term capital gains on qualified dividends of most corporations). Long story short, the tax rate on dividends from REITs is higher than your typical dividend-paying corporation. Moreover, reporting REIT dividends on one's tax return can be complicated (the distributions sometimes involve ordinary income and return of capital). Learn why it's important to weigh tax considerations when investing in real estate investment trusts for dividends and cash flow. * Since some REITs pay dividends on a monthly basis, they can help you stay in the game. Those monthly dividend checks are great for reinvesting and building one’s portfolio. A subscriber insight, I really love this idea! * Interest rates are really low right now. As interest rates rise, some REITs may face challenges securing (affordable) capital to do deals. This could affect short-term and future prospects. * The retail industry is going through a lot of change. When investing in REITs, it's a wise idea to understand exposure to retail. * Sometimes, one can experience superior results by investing in real estate directly. It may be more effective to invest in rental properties than going the REIT route. That said, real estate investment trusts are easier since one does not have to actively manage the real estate assets. When you have an apartment building and something goes wrong the expense can be huge, so you always want to start off with something small, learn the fundamentals, build up teams, build up strategies and get good at what you do you don't want to start off in the big leagues, so if i want to learn hoe to surf like I said I would go somewhere with small waves and you know what I said there's a whole lot of rocks below the surface so in real estate there's a lot of problems that we can see that we have to deal with, there's also a lot of things that we don't find out till we get involved in the deal, till we get started and as we progress and we find out " Oh I wish I would have known this before I got started, I wish I would have known that. So for me, I would strongly recommend starting off in the single-family world, that way you're mistakes are a lot less expensive and as time progresses and you get better and better at what you do then progress into the things such as apartments and commercial and whatever kind of real estate you want to get into but definitely make your mistakes on something a lot less expensive and also if I was to go surfing here, I would definitely want somebody who's surfed here before to show me where those rocks are that are beneath the water. So get yourself a mentor, make sure you have somebody that can help you, especially we're going to be doing something complex, you definitely want to have somebody who's made the mistakes before you, they've been there, they know where the problems lie and can help you avoid all the pitfalls. As part of my review, I gave a quick tour of the site and actually invested $1,000 of my own money - just to help explain what the process looked like. You can see the original video here. One of the most common questions I heard from people after posting this video was, - What have your earnings been to date? - How has your account performed? - How much money have you made since investing? It's a pretty valid question I suppose - I probably should have anticipated them. Of course, the performance of my investment doesn't necessarily dictate what anyone else's returns will look like (because every REIT performs differently) - it does offer some insights on how Fundrise performs as a company - specifically in comparison with other investment options, like the stock market, mutual funds, or even a conventional real estate investment. So - for what it's worth, I put together a video review showing what my returns have been over the past 12 months. If you want to check it out, you can see it above. As you can see - my original $1,000 investment (with all dividends automatically reinvested) have earned a pretty steady 8% over the past year. It's not a staggeringly high return of course. I could do MUCH better with this money if I went through all the work required to invest in a piece of land or a rental property... but on the same coin, those things take real work. An 8% return with Fundrise requires virtually nothing, aside from the 5 minutes I spend deciding which eREIT to invest in, and the inherent risk that the returns don't pan out according to plan. It's also worth noting - with Fundrise, my $1,000 principal is basically tied up for 5 years (give or take), and I can't get that money back in the meantime. I also don't have any control over which properties are included in the eREIT fund, what is done with them, or when they're sold off... so I really am putting a lot of trust in the folks at Fundrise to manage my money with prudence. In this particular instance, it seems as though things have gone smoothly. 8% certainly isn't the highest return one can get through real estate crowdfunding, but considering how easy it was to make this money, I'm not at all dissatisfied with the result. Here is my story as to why I don’t own and investment properties yet and why I can’t stop talking about property. Hey guys ryan here from onproperty your daily dose of your daily dose of property in education and inspiration and today I want to answer a reader question that I’ve been asked many different times and that is why don’t I own any investment properties . So I’m going to talk about my story and what has happened with me and why at this time point in time I actually don’t own any investment properties So let’s go back all the way to when I was a teenager. I worked many years as a paper boy and I saved up quite a great deal of money. In fact when I was younger my mom has this thing where she decided that whatever me or my sister saved that she would double it. She would match it into our savings account. Well I kind of got on to that and I was earning about $100, $150 a week and so I would earn all that money and it would all go into the bank account. So it only took a couple of weeks for my mom to renege on that offer of doubling our money. I was just too good a saver when I was young but my parents provide a lot for me so I had my extra cash I could just save. I had saved about $16,000 by the time I was 16 and that’s when I started getting serious about looking into property, started researching properties going on road trips with my dad, talking to real estate agents, talking to mortgage brokers. I had a part time job by the time I was 18 and looking, getting loans and stuff like that. Almost all topics in a 'How To' for an investment property will start with 'Step 1 - Find A Deal'. The same is true for funding a project. As a hard money lender, my job is to underwrite the asset being presented. This is the step where 90% of the funding dies. Most people don't actually have a deal. They have a property they like and want to buy, but not one that will end up in a profitable venture. It is the lenders job to make sure they protect the money they are deploying so if they see a deal that is not setting up to be profitable, they will probably stay away from it. When presenting a deal to a hard money lender, be sure you do a lot of homework, know your 'After Repair Value', know how much you should pay to create a profit margin and know your construction numbers well. You can be new to investing and still get this right, but it will take longer for you analyze a deal than an experienced investor. It is well worth the time to KNOW your project rather than guess and hope.

This is mike wolf, the founder of mikewolfmastery.com. I’m off the coast of Dana Point near Orange County California cruising around with a couple of my friends on a rented 32-foot boat. It has been a beautiful day and we have seen lots of aquatic animals such as dolphins, whales, and sea lion. We have been talking about how tempting it is to have a day like this on a regular basis and some are already saying they will like to have a boat of their own. But for a number of reasons, I would rather rent a depreciating asset like this than to buy it. Firstly, it costs a lot to own a boat, coupled with the fact that you will still incur some expenses to maintain it. The cost of procuring a new boat is around 120 thousand dollars and with this amount, I will rather buy a piece of property or maybe two or three properties that will appreciate and generate more revenue. I can now use the money that comes from these appreciating assets to buy or rent myself the things that I need or want. Not only that assets like this are costly to maintain but also depreciate in value with the passage of time. So, if you are one of my students, you are probably going to seek me so that I can help you generate a lot of money and have better finances. But, if you have more money and you don’t know what to do with it, you can go ahead and buy yourself a boat. For instance, today am in California and next month I may want to be on a boat in Costa Rica or Thailand or anywhere in the world. So, I don’t need to buy a boat in every city or country that I may want to visit but I can still have a day like this or even a couple of times in a month at a cost that is not that expensive compared to the cost of ownership. Therefore, you need to put things in perspective and focus on the things that are going to make you money even when you are sleeping. Like I said earlier, you can spend your money anywhere you like that is up to you, but you don’t have to own every single thing you like especially if its value is going to depreciate with the passage of time. Always think about this anytime you are trying to figure out what sort of things you want to spend your money on and you can invest on my properties that are going to appreciate in value and fetch you more money. Owning a property comes with a lot of expenses. Things like council rates, insurances and maintenance can catch home buyers or investors off guard if they haven’t planned for these expenses. A lot of people when looking at investment properties do calculations based on what their expected mortgage expenses are going to be and what the rental income is. If the rental income is greater than the mortgage, then they assume it’s going to be a positive cash flow property, but that’s not necessarily the case. There are a lot of ongoing costs when you own an investment property and I am going to look at 15 of those ongoing costs in today’s episode. Go through the list and calculate your ongoing costs to you can manage your cash flow effectively and get the best return on investment for yourself. What are these ongoing costs when owning an investment property and how much of these costs do you need to take into account to understand whether a property is going to be positively geared or negatively geared? At the end of the day the more expenses that are going out, the more money you have to make, in order to get the return on investment you want.
