What is DOM DOM stands for Document Object Model. When a browser loads a web page, the browser creates a Document Object Model of that page. In simple terms you can think of the DOM as an application programming interface (API) for HTML, and we can use programming languages like JavaScript, or JavaScript frameworks like Angular to access and manipulate the HTML using their corresponding DOM objects. In other words DOM contains the HTML elements as objects, their properties, methods and events and it is a standard for accessing, modifying, adding or deleting HTML elements. In the previous 2 videos we discussed interpolation and property binding in Angular. Interpolation example [button disabled='{{isDisabled}}']Click Me[/button] Property binding example [button [disabled]='isDisabled']Click Me[/button] If you notice the above 2 examples, it looks like we are binding to the Button's disabled attribute. This is not true. We are actually binding to the disabled property of the button object. Angular data-binding is all about binding to DOM object properties and not HTML element attributes. What is the difference between HTML element attribute and DOM property Attributes are defined by HTML, where as properties are defined by the DOM. Attributes initialize DOM properties. Once the initialization complete, the attributes job is done. Property values can change, where as attribute values can't. Let's prove this point - Property values change, but the attribute values don't with an example. In the example below, we have set the value attribute of the input element to Tom. [input id='inputId' type='text' value='Tom'] At this point, run the web page and in the textbox you will see 'Tom' as the value. Launch the browser developer tools. On the 'Console' tab, use the getattribute() method and value property of the input element to get the attribute and property values. Notice at the moment both have the value 'Tom' Change the value in the textbox to Mary. Notice now, when we query for the attribute and property values, the attribute value is still Tom but the property value is Mary. So this proves the point - Property values change, where as attribute values don't. So it is important to keep in mind that, HTML attributes and the DOM properties are different things. Angular binding works with properties and events, and not attributes. The role of attributes is to initialize element properties and their job is done.

30.03 Property settings, User class and property
Up to this point, we have learned that Asprova data is managed by objects and properties. Here, we will learn how to change property names to familiar names and how to set default property values. Furthermore, we will explain how to add original items that are not available in Asprova and describe spec properties. First, to change a property name, you need to change the property definition. Let's change the name of the [Priority] property of the order table. Display the Modify properties dialog box and enter "Urgency" in [Alias]. The table header description changes. To change the default value, change [Default value]. Normally, most orders are not extremely urgent, so let's enter "10". Then, "Urgency" of all orders in which a value is not set is set to "10". [Spec] and [Number Spec] properties are somewhat special. These properties are shared properties that can also be set through items and resources, not just orders. Therefore, to change a [Spec] or [Number Spec] name, change [Spec alias] of the project. Entering "Temperature" or "Diameter" applies the change in all tables. By default, up to four Spec properties can be used, but the number can be increased if necessary. In addition to [Spec] properties, there may be other items of external systems that are not available in Asprova that you want to add. In such a case, you can add items as user properties. Create a property named "Custom" in the order table. Add a new property, and enter the property code. Enter the display name, and set it to "Text" type. Clicking OK adds the new property, which appears in the list. Close the dialog box, and you can set the value of the new property. As seen here, you can change the appearance of properties as well as add necessary items.

Welcome to Inside the Real Estate Market. Hi There I’m Jamie Johnston of RE/MAX Condos Plus. Today I want to talk about the strategy in setting the right list price for your property. Most sellers set a price too high or above the market value. The rational is that they can just reduce it over time and maybe they can get lucky. The truth is, most properties sell in the first 30 days. Most showings are in the first week. When your property is overpriced you miss all that activity and you follow the market down. In most instances you end up with a lower sale price then if you started at market value. The other problem is that the property will be on the market for weeks. If you are staging it, that can cost a lot of money. Also, you have to keep the property not just clean, but in show time condition at all times, and with children, that’s a real problem. So there is a lot more stress using this strategy. In part two, I want to talk about setting a list price below the market value of a property in hopes of getting multiple offers. I’m Jamie Johnston.

In Part 8, we discussed we can use interpolation to bind component class properties to view template. Another option to achieve exactly the same thing is by using Property binding. In our previous video we have bound imagePath property of the component class to [img] element src property using interpolation as shown below. [img src='{{imagePath}}'/] We can rerwrite the above example, using property binding as shown below. Notice the [img] element src property is in a pair of square brackets, and the component class property is in quotes. [img [src]='imagePath'/] Both Interpolation and Property binding flows a value in one direction, i.e from a component's data property into a target element property. What is the difference between Interpolation and Property binding Interpolation is a special syntax that Angular converts into a property binding. Interpolation is just a convenient alternative to property binding. In some cases like when we need to concatenate strings we have to use interpolation instead of property binding as shown in the example below. [img src='http://www.pragimtech.com/{{imagePath}}' /] When setting an element property to a non-string data value, you must use property binding. In the following example, we are disabling a button by binding to the boolean property isDisabled. [button [disabled]='isDisabled']Click me[/button] If we use interpolation instead of property binding, the button is always disabled irrespective of isDisabled class property value [button disabled='{{isDisabled}}']Click me[/button] Some important points to keep in mind when using Property binding Remember to enclose the property name with a pair of square brackets. If you omit the brackets, Angular treats the string as a constant and initializes the target property with that string. [span [innerHTML]='pageHeader'][/span] With Property binding we enclose the element property name in square brackets [button [disabled]='isDisabled']Click me[/button] We can also use the alternate syntax with bind- prefix. This is known as canonical form [button bind-disabled='isDisabled']Click me[/button] From security standpoint, Angular data binding sanitizes malicious content before displaying it on the browser. Both interpolation and property binding protects us from malicious content. In the example below we are using interpolation. Setting Radius Area for Property Comps - San Diego Home Values Part 1
Hi - This is Eric Edelman with Century 21 Award Realty and I'm talking to you today about Comparative Market Analysis or comps. This is the way Realtors help to determine the value of your home. There is no substitute for the human element here. Automated services like Zillow and others use computer algorithms to accomplish the same thing; however, they can be highly inaccurate due to lack of local knowledge and the ability to make adjustments for certain things. When pulling comps, I like to start by drawing a 1/2 mile radius around the subject property and pulling in all active, pending and sold properties within that radius. Sometimes it is appropriate to draw a polygon; however, most of the time a radius is sufficient and I restrict my search to the same zip code as the subject property in case my radius crosses a zip code boundary. The reason I use a 1/2 mile to start with is because I feel this is where I'm going to find the most similar homes to the subject property. So, that is the first step in pulling comps. Should I buy property in my name, company or a trust?
VIDEO TRANSCRIPT: Option one is default - most people buy a property into their own name. Very simple, it's in your name. The problem is if you run in to trouble you could lose your home. If you pass away, property is caught up in your frozen estate. Your spouse, your dependents, other persons, children, don't have access to this asset until such time as your estate is wound up. That could take anything from about eight, nine months to one, two, three, four, five years. You're going to be creating serious hardship for whoever's going to be needing to access that property or the rentals, or whatever the case is. It's a pretty expensive exercise to die, so try and avoid it at all costs, but your death will cost you capital gains tax. The maximum rate at this point is 13.6%. It's a fairly huge chunk that's going to be coming out of any growth of the property, so one must bear that in mind if the property's in your name, on your demise. On top of that, your estate - not you - will be subjected to executors fees also at a maximum legislated rate of 3.5% plus VAT, just under 4%. Again, a massive chunk. And the kicker here is for you to consider that this is a charge on the gross value, not on the net value. Suddenly, that's a massive cost on a small percentage. This seems pretty harmless. Other options are closed corporation, or Pty Limited. A lot of people do consider this as an option because it is a known type of entity. SARS pretty much has settled the taxation around this, so there's some level of comfort. The problem with this is a closed corporation or company is not the ideal residential property owning entity because you will eventually pay too much tax as well compared to a Trust. Pty CC, your tax rate is 28% to get the cash out of the company, or the CC you'll be paying a further dividends tax, bringing you effectively to a tax rate of 38.8%. Also, a default position is you can have a Trust owning a company that, in turn, owns your property. You are creating extra costs which you can possibly avoid by having a more simplified structure. Not a great structure - a CC or Pty - if you are ever selling a property because you're going to end up with a huge capital gains tax problem in the company of the CC at an effective rate of 18.6%. To get your hands on the profits after tax, costs you a further dividends tax of 15%, bringing your total tax bill to just under 31%, so that's ouch. In your personal name, the tax is a little bit better, but you have exposure to creditors, you have got issues on death, you have no continuity. CC Pty is solving some of the problems, but not ideal from a tax perspective. Then, we come to the mythical Trust. Default position though is it's an old entity, it's been around forever, in this country almost 200 years. A Trust very simply is like a vault. You're going to acquire your property into this entity. The tax is brilliant in this structure because you can move the income out of a Trust. Even though it is an entity with the highest tax rate at 41% after the new budget a couple of weeks ago, the Trustees have got the election to push any rental income down to beneficiaries, who then pay at their own marginal rates. Also, capital gains tax wise, if you distribute your gain to a beneficiary, it's going to be quite tax effective.
