Since the Second World War, and the desperate need for new housing to be delivered quickly, modern methods of construction (MMC) has been promoted as a way of working more effectively to achieve more without using more. It centres around the use of off-site construction techniques that can benefit from factory conditions and mass production techniques. In November 2005, still in the midst of a housing crisis, The National Audit Office (NAO) published 'Using modern methods of construction to build homes more quickly and efficiently'. The report considered how MCM could be used to build homes more quickly and efficiently. It was commissioned by the Office of the Deputy Prime Minister and the Housing Corporation, and was indented to identify ways of getting best value when using MMC. It defined MMC as “…a process to produce more, better quality homes in less time.” A parallel report published in February 2006 by the Barker 33 Cross-Industry Group, set up to examine why the uptake of MMC was low, suggested that “Modern Methods of Construction are about better products and processes. They aim to improve business efficiency, quality, customer satisfaction, environmental performance, sustainability and the predictability of delivery timescales. Modern Methods of Construction are, therefore, more broadly based than a particular focus on product. They engage people to seek improvement, through better processes, in the delivery and performance of construction.” In the 2005 NAO report, it was suggested that the Office of the Deputy Prime Minister considered modern methods of construction included: Panellised units produced in a factory and assembled on-site to produce a three dimensional structure. Volumetric construction to produce three-dimensional modular units in controlled factory conditions prior to transport to site. Hybrid techniques that combine both panellised and volumetric approaches. Floor or roof cassettes, pre-cast concrete foundation assemblies, pre-formed wiring looms, mechanical engineering composites and innovative techniques such as tunnel form or thin-joint block work. The NAO claimed that if modern methods of construction were adopted in place of more traditional methods: It should be possible to build up to four times as many homes with the same on-site labour. On-site construction time could be reduced by more than half. Building performance could be at least as good Cost ranges would be comparable depending on specific project circumstances, although they would be higher on average. Risks increased at early stages of the development process so good risk management would become even more important. Tight liaison with planning authorities would be vital. Benefits would be wasted if projects were not properly planned. Generally however it was considered that uptake was poor. Richard Jones, a partner at EC Harris, said, “…for years the industry tried to push modern methods of construction and it never really took off because it required a different approach and at the time the housebuilders didn't need a different approach. They were doing okay the way things were.” The Barker 33 Group identified a number of barriers to uptake, including; approval delays, regulatory complexity and change, inadequate certification and the training needs of site and professional staff. Dr Ashley Lane, chair of the Barker 33 Group said "The issue is not about the product. It's about skills: logistics and planning and project management, training labour, education." A study by the NHBC foundation, published in June 2016 found that 98% of the organisations had used or considered the use of an MMC approach on at least one of their developments in the previous three years. More than 75% cited a faster build programme and more than 50% suggested there was improved build quality. Ref Modern methods of construction: views from the industry (NF70) However, the majority of organisations considered themselves 'late adopters' or 'followers' of the volumetric construction, pod and panelised forms of MMC, not 'market leaders' Neil Smith, Head of Research and Innovation at NHBC said: “This report shows the high hopes invested in MMC, as a means of delivering transformational change to the house-building industry, have not yet been realised on the scale anticipated by its champions. It's just ah, it's an overwhelming sense of excitement. It's hard to stop thinking about it. [00:00:23] Narrator: It's day one. And the excavator has arrived on site. And the crew begins digging into the soft sandy soil. [00:00:31] Zach: We have made a lot of progress out here. First of all, we cleared off the topsoil. The Topsail has a lot of rich nutrients in there, a lot of organic matter. So we piled that over here to the side. That is what we'll put down before we ever put the lawn in in the future. It's also important to keep in mind that if I were building in the summertime. The water would naturally drain into the sand. It's very sandy around here. But it's gonna be a winter build. And with it being a winter build the ground will freeze. So we want to make sure to grade everything away from the house so we don't get big puddles out by the construction site. What you can see is we've dug for a nine foot basement here. And it all looks really good. And tomorrow we'll be doing the footings. [00:01:10] Narrator: Before the footings can be poured. The crew stakes in the perimeter of the foundation and all of the load-bearing walls. Footings are poured pads that distribute the weight of the walls above it. And they prevent the home from sinking or shifting into the ground. [00:01:39] Narrator: The aluminum forms where the concrete will be poured are now built on top of the footings. The forms will be removed once the concrete cures. They also frame in the large egress windows. Next the forms are filled with concrete. And the foundation walls are now complete. [00:02:05] Zach: When a lot of us think of basements. We often think of utilities as well as areas for storage. But in today's homes. We're able to incorporate a lot of natural light. That allows us to finish off this space and make it feel like a continuation of the rest of the home. [00:02:19] Narrator: With the forms now removed. The crew back fills the exterior using the dirt they used when they first dug out the foundation. Now they're ready for the next phase of construction. [00:02:30] Zach: Today we're working on one of my favorite features the home and that is the in-floor heat. We are laying all the tubing in the floor here in the basement. And eventually there will be tubing in the garage also. All this will run off the same boiler. So once it's all covered up you won't be able to see it. But you'll definitely able to feel it. It was really cool to see how they laid it all out. Everything is intentional, it has a reason. There's not going to be a cold spot in that floor. If you are in the market for a new home, you have likely considered new construction. As a real estate agent that has worked with both a national builder as well as local builders, there are 2 main tips I’d like to share. -Obtain a long-term rate lock. Most new construction of single family homes takes 5-6 months from the time you sign the contract to the time you move in. Interest rates can change greatly over a time period that long, so you want to protect yourself. Make sure you work with a lender who offers a longer lock period, like 180 days, so you can lock in the exact mortgage payment now instead of gambling on what will happen with rates in the future. -Make up your mind to save you time and money. Most builders need to know the structural options you select at the time you sign the contract so they can begin ordering permits for the construction. If you make changes that require a change in permits, that can delay construction and ultimately your move-in date. Many builders will charge extra fees for these changes, too- so it is wise to make up your mind and do it quickly. -Double check affiliations. Some builders offer special incentives or options as a way to drum up sales. What many people don’t realize is that most often you only get the specials they are offering if you work with other companies they are affiliated with (like mortgage and title companies). If you find this is the case, be sure to check the fees those affiliate organizations charge and compare them to the fees typical in the industry for those same services. It speaks to the old adage: you don’t get something for nothing. Building a new home can be exciting, but be sure to check with your specific builder about their policies and procedures. Inspired by the success of the Hawaii treehouse she built for $11,000, Kristie Wolfe began searching for land to build a “Hobbit”-inspired village. Knowing that there is land to be found for cheap in this country (she bought her Hawaii property for $8000), she began to search the Northwest for sites. https://faircompanies.com/videos/building-your-own-hawaii-minimal-house-for-a-vacations-cost/ “There’s a lot of land everywhere, if you look on craigslist, if you look on zillow, you can find property so it’s not really that there’s not a lot. The issue is with property that’s in my price range- I’m looking for property that’s $10,000 to 20,000- usually there’s a reason why it’s cheap, it’s either an easement problem or you have to drive through a crappy neighborhood… but if you’re wanting to be off-grid, it opens up a whole world of selections, there’s a ton out there.” Wolfe paid $18,000 for 5 acres on a hillside above Lake Chelan, Washington. Being a couple miles down a dirt road, there was no option to be on the grid so Wolfe put in a solar panel, septic and a water tank (filled by truck for now) and began to dig the first of her underground homes. At 288 square feet, Wolfe’s “tiny house in the shire” was over the maximum square footage allowed for an un-permitted build so she went to the county for approval. With only hand-sketched plans on graph paper, she was able to get a permit. The structure went up in a few days “with a lot of help from family and friends” and it was “wrapped and roofed” in a few weeks and then Wolfe finished the interior on her own. Inspired by the “Hobbit” books, films and cartoon (from 1977), Wolfe wanted to recreate the cozy feel of a hobbit hole. "Not a nasty, dirty, wet hole, filled with the ends of worms and an oozy smell, nor yet a dry, bare, sandy hole with nothing in it to sit down on or to eat: it was a hobbit-hole and that meant comfort." Rather than buying expensive custom details, Wolfe got creative. She used the top of an old cable spool - scavenged for free long before the build- as a round door. To create round windows, she hid secondhand ($10) square windows behind repurposed circular mirror frames. For a very unique cordwood floor, she cut scraps of wood (found beside the road and old firewood) into into one-inch-thick pieces glued down with a heavy construction adhesive and grouted by hand (again thanks much help to friends and family). Wolfe has broken ground on the 2nd and 3rd hillside homes. She doesn't plan to change much of her design except to make the windows larger. The completed “village” will include an above-ground communal kitchen built to look like a thatched-roof English-style pub. In today's vlog we head to Busch Gardens Tampa to check on the construction progress of Tigris, the all new launching coaster! We had the opportunity to attend a Tigris hard hat construction progress tour. We also checked on the demolition of Gwazi, a wooden coaster that once dueled in the park. We were able to ride the Skyway and get some cool views of the coasters and rides around Busch Gardens. I also had a pretzel hotdog for lunch, which was pretty okay. And then I rode the steam train before heading home. This was a great trip to Busch Gardens, we got to see a lot! Thank you for watching and we'll see you tomorrow with a new vid! Ben Schmidt of http://www.benschmidt.tv a Fredericton NB and Oromocto NB Real Estate Agent video blogs about new home construction mortgages I'm very luck today to have mortgage specialist Shawn MacDonald of ScotiaBank on today, to discuss new home construction mortgages. So, Shawn, lets pretend I'm in the Fredericton or Oromocto marketplace, and I'm looking to buy a new home. We've discussed my situation and we know how much I can afford. I also know nothing of construction, so I can't build the house myself. What are my options? Well Ben, the first and quickest option, would be to contact a Realtor and visit the new home constructions on the marketplace. Builders often times are building on spec (building with the speculation of selling) and it is possible to purchase a new home like this. Often times the builder will have an allowance built into the price for you to pick your finishes. If you decide to go this option, financing would be no different than if you were purchasing an existing home. Okay, well let's just say I want to be apart of the building design process from the beginning, and I want to pick all of my finishes. What then? Then you can contact a builder and sit down with them to discuss the exact house you want. From house structure, to layout and design, to flooring and paint. At that point you will come to an agreement of price, as well as an expected closing date. So the question remains, How do we finance this project? That is up to the builder. The builder may choose two different options. 1) Turn Key - the builder will request of you a deposit to start. Then you do not have to come up with any more money, until the project is completed. Again, with this option, since you don't pay until the home is fully completed, financing would look much like a mortgage for purchasing an existing home on the market. 2) Contractor Progress Build - the builder will request from you, funds at different stages of completion. Typically speaking there are three times when you would need to release money (all negotiable). At 40% completed - This is when the house is dry. Foundation, framing, roof with shingles, windows, doors and ty papered. At 60-70% completed - This is typically around the time when electrical is in and you're about to drywall At 100% completed - this is when the rest of the money is released and you are now in your new home, and paying a mortgage like any other. You pay Interest only payments on the money advanced, until the home is 75% completed. That's when you add your principal amount to your mortgage and you can start to build equity.
