The analysis on how much money we're spending to generate the traffic and here's what's crazy, most people don't realize this, we generate, let's say a million visitors a month on Neil Patel. Do you know what the cost to get there is with video, production, podcasting, blogging, promotion, ads, link building? $110,000 a month. That's what it averaged out to for 2017. Here are my marketing strategies for 2018. I just bought a blog in the marketing space for a half a million bucks. They get a million visitors a month, and it's cheaper to spend money acquiring people who already have the traffic. So in 2017, I bought Uber Suggest, I think it was around 140 grand. They had very little traffic. I 381 redirected the site, traffic increased and guess what happened? Nothing. I hoped that my traffic would go through the roof, but nothing happened. Uber Suggest was a good acquisition and what I ended up learning from that is, who cares about links? Don't buy anything for the links. Buy it purely based off of traffic and just pay a simple metric. If Uber Suggest has roughly 200,000 visitors per month, I paid a hundred and something; I would have paid 200 grand, the money didn't matter. For a blog that I just spent half a million on, their traffic ranges. On a horrible month, they'll get around 800,000 uniques. In a perfect month, they'll get around, like, 1.2, 1.3 million uniques, and all I'm doing right now is buying as many blogs as possible. My marketing strategy for 2018 is to buy blogs based on of traffic. I look at the top posts that they have and how qualified their visitors are and determine if I can successfully monetize their content. I don't even care if they have revenue. If they don't have revenue, even better. The problem with Search Engine Journal is that they have conferences, they have advertising, and they have contracts for all of it. I don't care for any of that. I just want the traffic. So when you buy all these people for traffic and then you put it into your monetization flow, you can quickly figure out, what is this worth? If I can't make my money back in less than 12 months, I will not buy it. The other marketing strategy that I use when I'm buying these sites is to look for blogs that aren't monetized well. The blog that I ended up buying for half a million bucks, they're not even making three grand a month. If you're not even making three grand a month, that's a good deal, right? They're like; you're going to give me half a million dollars for this? No problem. Another creative marketing strategy I'm doing right now, is trying to buy a really popular marketing tool. I don't want to pay them all the money they're asking for because they want well into the millions, and it isn't worth it. But, I'm trying to work out a deal where I give them X amount of money up front, let's say a million dollars, and then give them a hundred thousand a month over X amount of months or a hundred thousand a year over X amount of years. When I see inefficiencies in sites, I figure I can purchase them and double the revenue because they aren't optimized for traffic or conversions. So buy it for what it's worth, optimize it, and then use the profits to pay them out continually. That way you're not using all of your money and the business is paying, you may have spent a bit more money, but personally, you don't have to spend as much money, and that's my marketing strategy for 2018. My goal is to spend at least $5 million acquiring businesses purely based on their traffic. But the key with content marketing is understanding that your results are directly tied to the quality of your content. So in this video I’m going to cover 5 easy to follow tips for writing great content. Tip 1: Keep It Clear, Concise, and Focused The most important thing you can do for your content is to keep it on point. Your potential customer found this content for a reason, whether through a search engine, or spotting a link that caught their attention. Their goal is to learn more about the subject you’ve headlined and you owe it to them to provide it. Tip 2: Edit, Edit, Edit Hammering out a 2,000 word article and hitting submit just shouldn’t happen. Even Hemingway was well known for disliking his initial drafts. Break up your editing into phases. Tip 3: Make the Content Actionable Talking about your success is fine, but what your customers really want to know is how they can do it too. By creating actionable content, you’re giving your audience things they can try immediately. Tip 4: Add Images Images can take a decent post and make it great. The key to shareable content is to find relatable graphics. Using stock photos for the sole purpose of using images may look better than a completely text-based piece of content, but it’s pointless if it doesn’t benefit the reader. According to Forbes, articles with images get 94% more views than articles without. That’s too large of a percentage to pass up on. Tip 5: Provide Answers No one wants to finish an article with more questions than they arrived with. Again, people are consuming your content for a reason. Remember that with your headline, you’ve made a promise to answer their question, so you need to be sure your content provides the answers they were looking for. Conclusion These tips may sound simple but that’s because they are. Writing great content isn’t reserved for the Shakespeares and Tolstoys of our generation. 6 Marketing Trends Realtors Need to Pay Attention to in 2018
With 2018 in full-swing, it’s important for real estate professionals to make sure they are making the most out of their marketing efforts. It’s time agents stopped marketing like it’s 2005 and became more aware of how they’re spending their money and how they’re spending it on marketing. In working with some of the biggest real estate brands in the country, and their brokerages and agents, I’ve seen firsthand what top-producing teams are doing with their marketing — and it’s not that hard. Top producers pay attention to the trends, and they hop on them. In the video above and throughout this article, I’ve outlined the trends I see among successful real estate agents and how you can start to implement these strategies in your own marketing. 1. Design a mobile-first experience As of this year, mobile internet users have surpassed desktop users in North America. This means you need to be thinking about your customer’s mobile experience with brand first, desktop second. Too many agents put their mobile experience and marketing to side in favor of their desktop website. Mobile isn’t coming — it’s here. 2. Change the type of content you post on social media If the majority of your social media posts are links asking someone to come back to your website you’re missing an opportunity. Social media networks like Facebook, Instagram, LinkedIn, etc., reward you for creating native content for each platform. 3. Be more thoughtful with your marketing The automated route is the easy route, but it’s not an effective one. This isn’t what the real estate industry was built on — it was built on real relationships. When you’re looking at your marketing efforts, look at areas where you can improve a lot with a little more effort. In a past Inman article, we sat with a top producer to talk about how he continually builds his referral business through hand-written notes. This extra effort goes a long way in building connections. 4. For anyone looking for a Niche to market and make money Google Trends is something they should not do without. How to use the Google Trends website Practically? PPC Marketing - If you are primarily a PPC marketer Google Trends is going to help you in your geo-targeting. I was involved in a niche that was hot in the United States but it gradually tapered off in the USA but got real hot in the Japanese market and so you set up your AdWords campaigns to target Japan. Another cool part of the keyword analysis that I should mention is something I saw in a webinar. The Google Trends website was used to compare "table tennis" and "ping pong". Which do you think is more popular? Which country would you think either is more popular? Curious? Well I am not going to tell you. Go to the Google Trends website and check it out for yourself. While you are there play with it and see if you should alter some of the marketing that you are doing. Note - Remember that this is only Google traffic and does not account for the traffic on other search engines like Ask, Yahoo and Bing. Clearly Google dominates as a search engine and gives a good picture of what is most likely taking place in the other search engines.
