Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. On Monday we talked about real estate investing loans, specifically loans used to purchase rental properties where the borrow is not planning on occupying the majority of the building. Today, I’d like to focus on real estate development and construction loans as they relate to the purchase and development of raw land. Real estate development and raw land Before we go any further, keep in mind that today we are not focusing on construction loans that a borrower might use to fund the development of their own primary residence. Today we are talking about loans used by developers. Real estate development and construction loans are definitely considered speculative. Meaning, they are strictly for investment purposes and most lenders will see them as riskier. Therefore, they will look at them with more scrutiny. If you are considering buying raw land that you will hold for a while and them sell, or subdividing and adding utilities to, then the first thing to understand is that lenders will likely not fund as much of the purchase price as they would with other types of business loans. With real estate loans for rental properties an average loan-to-value might be 75%. Meaning the lender will provide a loan amount up to 75% of the the purchase price or appraised price, whichever is less. With raw land loans you are looking at closer to a 60-65% loan-to-value, meaning you as the borrower would need to add 10-15% more in cash into the deal to get it done. Once you get the land purchased you then need to setup any construction loans needed. Construction loans The construction loan piece of real estate development works a lot like construction loans for a primary residence. The lender will agree to a maximum loan amount based on what is called an “as appraised” value. Then, as the builder completes work they can draw on the loan. A key point here is that the percentage of work completed is compared to the percentage of the funded loan amount. So, if your construction work is 50% complete but you are asking the lender to have funded 75% of the loan amount then you are likely to get denied. Therefore, the builder must ensure that the construction progress matches the amount of the loan that gets funded. Institutional mortgage: The technical term is 30 year fixed, used interchangeably with the terms: Conventional loan: Fannie Mae, Freddie Mac. Government Loan: FHA, VA, USDA. Non-Traditional mortgage products Bank statement loans: have a lot of cash but need a loan. These loans will consider more than DTI (Debt-to-Income) ratio, or W2 Earnings if you do not get income from traditional sources. What is the pre-approval process? You fill out a loan application, Brandy gets on the phone with you to determine what else is needed, you send it her way, she gets everything together to get the best loan for your needs. The mortgage lender will guide you throughout the remaining process. However, the underwriters will need everything to protect their own interest, but a good lender should make you aware of this so you can have all the documents available upon request. Your loan officer should be another one of your trusted team members. Like having an experienced CPA, your loan officer needs to be a member of your team. If you have a relationship with them, they will look out for your best interest. What is the process to get an investor out of a hard money loan into a traditional loan product? If you have updated the property and now want to refinance or hold the property. Any time you are refinancing a hard money loan, the hard money lender gets paid off, and what is left gets paid back in cash to you, the borrower. Most investors don’t know about mortgage lenders to get money. BRRRR Method. Buy, Rehab, Rent, Refinance, Repeat. Buy: As low as possible. Better if paid with cash or has good equity. Rehab: Update the property. Rent: Produces Cashflow. Refinance: Hopefully, home will be worth more and the loan you get will produce cash. You can do more than 4 traditional style mortgages. Properties beyond the 4th will have different guidelines. If the property is income producing, the loan approval will be based on the asset, not your personal credit. The 6 month and 12-month term. If you buy a home cash, you can refinance it in 6 months based off the purchase price. At the 12-month mark, you can take 75% of the present-day value. What the lender will be looking at: If using a Traditional mortgage for investors, the lender will check: W2, Debt-to-Income Ratio. If self-employed (1099), you can still get a traditional mortgage, but it must be in the same industry you have been in. During the first year, you are likely to write-off many expenses, which will show a very low income. You are unlikely to get a traditional loan in that situation. If you have had the business for a while, they will average out the years, get a profit and loss statement. If using Asset based lending for the self-employed, the lender will check: Income (in and out), Receivables, Money in the bank, Income producing properties. Debunking the myths of VA Loans. MYTHS: Agents think it will be too expensive for the seller, take too long to close, that the buyers are not as qualified. REALITY: It is NOT more expensive for the seller, they close within the same timeframe as other loans, the average income of VA homebuyers is $76,900. VA Loans are 100% financing, no money down, the guidelines are easier than conventional or FHA loans. They are the least foreclosed upon loans. VA is a government loan, so they are only for primary home loans.

In this video, I show the different costs I pay with my lender and the amount of cash I bring to the deal with each scenario. Private money lenders can also vary greatly with their terms and conditions as well. I could pay from 6 to 12 percent for different lenders and different terms. I could put 10 percent down or even get money back at closing with some of my lenders. I go over all of this and what my favorite options are for financing my house flips.

Interest only loans are used by a lot of investors in order to reduce their monthly cost in order to increase their tax deductions and in order to get the maximum return on investment for their property. All sounds pretty good don’t it? But are interest only loans good for positively geared investment property that exactly what we going to be covering in today episode. So interest only loans have this array of benefits that I am going to talk about in more detail, so let’s have a look at interest only loans and let compare them to principal and interest loans and say whether or not interest-only loans are good for positively geared investment properties? The first thing to understand is that interest only loans lower your monthly repayments significantly. With an interest on the loans you are only paying the interest on the mortgage and you are not paying down any of the principal or the amount that you actually owe, so what this means is because you not paying on top of the interest your loan amount stays the same but also means that you’re repayment are much less. let have a look at an example: a five hundred thousand dollar property being mortgage to you at five percent, (let’s just assume the full loan of five hundred thousand dollars) if you going interests only you going to be paying approximately four hundred and eighty dollars per week, alright that not too bad, four hundred eighty dollars per week. But now let have a look principal and interest if you were to go with the principal and interest loan and try and pay off that loan in twenty years your repayments would go from four hundred and eighty dollars to seven hundred and sixty dollars that is a two hundred and eighty dollars per week increase in your repayments. I don know about you but getting increased in your rental income of two hundred eighty dollars is not an easy thing to do. WUDDUP IT’S HALEY! If you haven’t been to my channel yet… welcome! I’m a Personal Mortgage Consultant in Washington State. In other words, I get you financing to buy a home and help you make smart financial decisions for your future! Last time I was here, I was telling you about three different processes of buying a home. I partnered up with a realtor named Will Potts. He took the real estate side, I took the lending side. Go check those three videos out! They are great and very informative… if I do say so myself. Today – Private Money loans – also known as hard money loans. Private money loans give you access to real estate financing opportunities that you cannot get from banks or credit unions. This means the money comes from private investors not banks or credit unions. Why would someone want a loan like this? If you do not qualify for an institutional mortgage because of your credit, property issues or income issues – there may be a spot for you in private money. Private money lenders can be more flexible in their underwriting standards. Just so you know, you will get the best pricing and rates with a normal, institutional mortgage. Rates will be significantly higher with a private money loan. Borrowers typically only plan to have these loans for a short amount of time. They are usually around 1 to 3 year terms. Today’s market looks around 7.5% to 12% interest rate range for a private money loan. These loans are secured with a Deed of Trust against the property. There is title insurance involved which insures the lien position on the property. If this loan is in the first position on the property, lenders will agree to a higher loan to value ratio. What does that mean? Loan to value ratio is the difference between the amount borrowed and the appraised value of the home. For a normal loan, we look for LTV around 80 and below. But for private money, we can go much higher. This is the most basic information on private money loans. Here’s an example of a situation we look for: A flipper comes to us and wants to buy a home to flip. We lend him up to 65% of the lower of his purchase price or our appraised value. We make him a 2- year loan, to give him plenty of time to complete the remodel, market, and sell the home. We put a 3- month prepayment penalty in the loan, meaning the borrower needs to make at least 3 payments to us before he pays us off without penalty. The borrower will typically make us interest only payments. We typically charge a 1.25% servicing fee, so if the rate is 10.0% on the note, our investors earn a net rate of 8.75% annually until their loan is paid back. Private money loans can be excellent investments for private investors and for people looking to invest in real estate. Let’s talk today about your options. This home is getting a full rehab so it's going to get an actually $75,000 renovation budget me and the general contractor came up with a great plan to where this house has been fully gutted it's gonna get a high-efficiency renovation with higher-end models and higher-end finishes initially I was reaching out to a lot of different loans hard money lenders banks. I see what see what was the best fit for me do hard money once I contacted them they kind of put everything in a step to step process on how we were able to complete this deal and how I would be able to move forward in closing a deal do hard money has been very helpful in the process especially for new investors with all the intricate workings of just everything that goes into finishing a deal in closing a deal especially on our hard money alone specifically this is my first deal with do hard money and I would work with them again they have made the process very easy I do have experience but when you go to put the pen to the paper and start trying to put the funds together you need somebody in your corner and do hard money I found was the best fit for me to get 100% finance deal the amount of money that I'm we're looking to make on this property is between sixty and eighty thousand dollar profit the most important thing I did to succeed with this property was not give up real estate and investing you're going to run into some obstacles but if you just stay with it and just try to figure out the puzzle on to where it can work and if there is a way to work it can work to go for it then just stick with it. We are known for providing 100% financing to purchase a property and do not require any monthly payments for the initial term of the loan.
