Temasek Holdings, the Singapore Government-owned investment firm's net portfolio value rose to S$308 billion for the financial year, up 12 per cent from S$275 billion a year ago based on its annual review. REITs, or real estate investment trusts, were created by Congress in 1960 to give all individuals the opportunity to benefit from investing in income-producing real estate. REITs allow anyone to own or finance properties the same way they invest in other industries, through the purchase of stock. In the same way shareholders benefit by owning stocks in other corporations, the stockholders of a REIT earn a share of the income produced through real estate investment, without actually having to go out and buy or finance property. This video provides some insight into what REITs are and how they work. The REIT industry has a diverse profile, which offers many benefits. REITs often are classified in one of two categories: Equity REITs or Mortgage REITs. Equity REITs own a wide range of property types including offices, shopping centers, hotels, apartments and much more. Equity REITs derive most of their revenue from rent on those properties. Mortgage REITs may finance both residential and commercial properties. Mortgage REITs get most of their revenue from interest earned on their investments in mortgages or mortgage backed securities. In addition, REITs may be publicly registered with the SEC and have their shares listed and traded on major stock exchanges, or they may be publicly registered with the SEC but not have their shares listed or traded on major stock exchanges, or they may be private companies (not registered with the SEC and not having their shares listed or traded on a stock exchange. Regardless of the type, REITs operate under a specific set of rules established by Congress. A REIT is an entity that: • is modeled after mutual funds • is treated by the Internal Revenue Code as a corporation • must be widely held by shareholders • must primarily own or finance real estate, and • must own its real estate with a longterm investment horizon. The IRS implements the REIT rules and oversees what qualifies as a REIT. The Internal Revenue Code requires a REIT to adhere to the following essential rules: at least 75 percent of the corporation's income must be earned from real estate as rent, real estate interest or from the sales of real estate assets; at least 75 percent of the corporation's assets must be real estate assets; and, at least 95 percent of income must be passive. REITs are required to distribute at least 90 percent of taxable income annually to shareholders as taxable dividends. In other words, a REIT cannot retain its earnings. Like a mutual fund, a REIT receives a dividends-paid deduction so no tax is paid at the entity level if 100 percent of income is distributed. REIT shareholders pay taxes on dividends at ordinary rates versus the lower qualified rate. Over time, REITs and the rules and regulations that govern them have evolved to meet the changing needs of the real estate industry and the broader economy. But throughout that process, REITs have remained true to the mission laid out by Congress in 1960: to make the benefits of income-producing real estate accessible to anyone and everyone. This is an extract of WSJ Peter Stein report entitled Lessons From Singapore on Bank Bonuses. He wrote, when it comes to pay, Wall Street could learn a thing or two from Singapore. Temasek Holdings Pte. Ltd. could give them a master class on the subject. Temasek isn't a bank. It is a state-owned investment firm with a portfolio valued at well over US$100 billion that holds stakes in some of Singapore's biggest companies. It also invests in companies outside Singapore and in other assets, too, including hedge funds, private-equity funds and real estate. For years, Temasek has paid its employees with a sensible plan that includes cash bonus payments and deferred incentives. A key part (but not the only part) of the plan links bonus payments to something called "wealth added," a measure of the company's return on its investments in a given year that factors in its risk-adjusted cost of capital. Basically, calculating wealth added, or WA, tells you whether the company's assets produced more value than the minimum you would expect given their level of risk. At Temasek, everyone has a WA bonus bank. When WA goes up, more money goes into the bank, which then funds deferred bonuses that take at least three years, and as long as 12, to vest. Here is the important part: When Temasek loses money, you get what it somewhat confusingly calls "negative wealth added," and money comes out of the bonus bank. So a lousy year at the company cuts into an employee's ability to enjoy previously awarded bonuses. This also is known as a clawback. Last September, Temasek announced it had a lousy year. In the year ended March 31, 2009, the value of its investment portfolio fell 30%, and its profit fell 67%. Its wealth added was a negative 68.1 billion Singapore dollars, or about US$48.5 billion, meaning everybody's WA bonus bank took a big hit. ETFs can be good tools for investors - when used appropriately. But with any investment, there are always things to watch out for. Number 1: Buying the Hot New Thing More than 100 new ETF products launch each year, many of them chasing the latest hot trend. Cloud computing, driverless cars, 3-D printing … you name it, there’s an ETF for that. Buying into the latest hot theme might make you big returns, but take care: These product launches may come after there has been a run up in the market. Buying at the top can be painful on the way down. Number 2: Buying Something You Don’t Understand The only thing worse than chasing the hottest trend is buying something you don’t understand. ETFs have taken institutional strategies and made them push-button-easy for everyday investors to access. Want access to commodity futures? There’s an ETF for that. 300% leverage? 200% short? Interest-rate carry plays? Yes to all. But just because you can buy something easily doesn’t mean you should. All of these funds may be good tools, but only if you know how to use them correctly. Number 3: Thinking All ETFs Are Created Equal Consider China. At the start of 2014, there were more than a dozen broad-based China ETFs. For example, had you chosen PGJ, the PowerShares Golden Dragon China ETF, at the start of the year, you would have lost more than 7% of your money. Had you instead chosen ASHR, the Deutsche Xtrackers Harvest CSI 300 China A-Shares ETF, you would have earned a 51% return. Both are “China ETFs.” Both can provide big, diversified portfolios. But ASHR has significant exposure to Chinese Ashares—largely consumer-focused stocks listed and traded on the domestic Chinese market— which performed spectacularly well in 2014. Don’t assume all ETFs are created equal. Just because two ETFs cover the same market doesn’t mean they provide the same exposure or returns. There’s no guarantee which fund will perform better in the future. But if you wanted to invest last year in the growth of the Chinese consumer and the domestic investor base there, a little bit of research would have gone a long way. Number 4: Trading…Just Because You Can Trading is central to ETFs. It’s right there in the name. But just because you can trade an ETF intraday doesn’t mean you should. Emotions are often an investor’s worst enemy. You zig when you should zag; you sell at the bottom and buy at the top. We all do sometimes. The trouble is ETFs make that even easier than traditional mutual funds. ETFs’ intraday liquidity can be great when you need to get into or out of the market quickly. But those situations are rare. Number 5: Only Using Market Orders When you do invest, consider using a limit order versus a market order. Market orders are instructions to buy or sell securities at the best possible price right now. That can work well for the most liquid ETFs, but as you move beyond the top dozen ETFs, you can find yourself getting trades executed at prices you don’t really want. Using a limit order means you agree to buy an ETF at a certain price or below, and sell it at a certain price or above. A limit order puts the control back in your hands and can help you set the price on your terms. Learn from these common mistakes to help avoid making them yourself. That diamond bullion is fully readable through application, and has an instant pricing, because it's uniquely listed on a regulated exchange in Singapore." Gold is the most popular safe haven asset - a block of standard size and carat can have a set price. That's not the case with a diamond - each stone has to be looked at individually, making value subjective and trading difficult. ALAIN VANDENBORRE SAYING: "Until about a year ago, there was no product that was meant for investors who invest into diamonds like they do for tangible assets like gold, and all the commodities." The diamond bullion is produced by Singapore Diamond Mint. They are stored in a credit card size device. It has a chip that allows immediate valuation based on exchange trading.Also founder said that this product can become a substitute for silver bullion and gold bullion. ALAIN VANDENBORRE SAYING: "So we're going to issue bullions in different denominations, we start at $100,000, we'll go a little bit up, and then we will go down when the market is ready." Diamond trading had already been opening up. De Beers now sells rough and polished stones through online auctions. The new electronic exchange offers even more options - and gives a whole new meaning to the diamond credit card.

SINGAPORE: Temasek Holdings on Tuesday (July 8) reported a 3.7 per cent increase in the net value of its investment portfolio - from S$215 billion in 2013 to S$223 billion in the last fiscal year. In its annual Temasek Review report released on Tuesday, the investment company said Group net profit for the year ended March 31, 2014, rose 2.8 per cent to S$10.9 billion, from S$10.6 billion in the same period last year. Temasek had received a S$5 billion capital injection from its shareholder during the year. Total shareholder return (TSR), which is Temasek's key measure of performance, was 1.5 per cent for the past year, down from 8.86 per cent in the previous 12 months. It attributed this mainly to weakness in key Asian markets. Temasek's five-year TSR was 11 per cent and its 10-year TSR was 9 per cent, which the firm said reflects the steady growth in its portfolio. Longer term 20-year TSR was 6 per cent, and 14 per cent for 30 years, it added. Rohit Sipahimalani, Co-Head of the Investment Group and Head of India at Temasek Holdings, said: "We do invest for the long term, on a year-by-year basis, you will see volatility. "The reasons why the returns were lower this year is the fact that about half of our portfolio consist of listed companies in Singapore and those listed on the Hong Kong stock exchange H-Shares. If you are listed you cannot be totally immune to the markets. These markets actually showed negative returns last year. "Over the longer term, we are pretty confident about our investments and our long-term themes. I also mentioned these same markets over the last quarter have returned 4-5 per cent since the April 1." FINANCIAL SERVICES, LIFE SCIENCES TOP INVESTMENT SECTORS In the last fiscal year, Temasek invested a total of S$24 billion and divested nearly S$10 billion, for a total net investment of $14 billion. Temasek Chairman Lim Boon Heng said in the statement that "this year has been one of our most active years for new investments - the most active since the Global Financial Crisis". The new investments are driven by the continued recovery in the global economy as well as lower asset prices in Asia, which offered attractive investment opportunities. Temasek said the top three sectors for investments during the year were in financial services, life sciences and energy. Among its investments in financial services was the acquisition of a 1.1 per cent stake in United Kingdom-based Lloyds Banking Group. In life sciences, Temasek invested almost US$1 billion in Gilead Sciences - a firm that develops treatments for cancer, HIV and infectious diseases. It also invested about S$2 billion in Pavilion Energy, which focuses on Liquefied Natural Gas (LNG) in the energy space. Temasek's key divestments over the year included Singapore's Tiger Airways and part of its stake in India's Bharti Telecom. It ended the year with an underlying portfolio exposure of 31 per cent in Singapore, 25 per cent in China and 10 per cent in Australia. However, its exposure in North America and Europe grew to over 14 per cent from 12 per cent in the previous year. Temasek said North America and Europe accounted for 40 per cent of its new investments during the year. The firm recently set up an office in New York, as well as in London to cover the two regions. Meanwhile, Temasek said China will continue to present investment opportunities. Wu Yibing, Head of China at Temasek Holdings, said: "Some of the sectors would include technology, which is a very vibrant sector in China, for example... We have invested in Alibaba "In terms of the healthcare sector, we see the market really going to the next stage of transformation... In resources, agriculture, you also see a rise in global needs, with the rising middle class." Looking ahead, Mr Lim said that there will be both challenges and opportunities with the rapidly changing world. "Even as we mark our 40th anniversary, we embrace the future with all that it brings. At 40, our journey has just begun," he added. Temasek said Asia will continue to see long-term growth, especially China, which could see economic growth stabilising at 7 per cent.
