Make money when you buy. This is absolutely crucial when you invest in real estate - you either need to buy into cash flow, buy into equity, or buy into a combination of the two. Do not do what everyone else does and buy something at market rate for market rent without allowing yourself some room to improve those numbers, and your investment 2. Never fall in love with an investment This is one I see too many people fall victim to. They go out to look for an investment, then see a home they “fall in love” with, despite it being a terrible money-sucking investment. But hey…maybe it’s just really charming, or reminded them of their childhood house, or whatever…point being, if it’s an investment, it’s a BUSINESS. Not a romantic-comedy. You cannot get emotionally attached to a property you’re investing in. 3. Big picture, laster focus While the bigger picture is fine to pay attention to, local markets are much more important. Don’t get too caught up in headlines and following trends because real estate is such a micro-economy. Each property and city is its own individual investment opportunity. While they can trail overall economics, every single property is like its own stock - some are undervalued, some are overvalued, some are going up in value, some are going down…the specifics are what make this type of investment really, really unique. Your market will have its own opportunities outside of everything else that’s going on. 4. Think long term - get a fixed rate loan This is one that I’m a firm believer in. Some people might disagree with this, they might want to take a riskier approach, but my philosophy is simple: buy once and hold. Even though you might be able to get a cheaper loan by going for a 5-10 year Adjustable Rate Mortgage, which means that your interest rate will only be locked in for so many years before it’s adjusted to market rate, it’s much safer to lock in a one-time rate NOW and then hold it. You know your holding cost will at least remain consistent throughout the life of the loan, until you either refinance, pay it off entirely, or sell. 5. Finally, make sure it cash flows. You should focus primarily on your cash flow - how much money are you investing into the deal and how much will that make you every single month. Do NOT barely operate on a thin margin of cash flow unless you’re making a significant amount of equity and have the cash reserves to pay out of pocket if and when something goes wrong. The biggest problem I see happening is when people cash flow a few hundred dollars on their investment, barely scraping by, and then something comes up and wipes out a years worth of profit…even if they made a ton of money by paying down the loan, they need some type of cash flow for it to really make sense. Focus on cash flow, while still taking everything else into consideration. Cash flow first…everything else second, then evaluate the deal from there. 6. Bonus tip…don’t be your tenants best friend. I’m a really, really nice landlord…sometimes too nice. When I first started, I really wanted to be buddy-buddy with my tenants and be the “cool” landlord. No. Bad idea. This is often when you get taken advantage of, even if its not even intended…this is when they start calling for personal favors, extended time on rent, or fixing things that aren’t your responsibility to fix. This often puts you in a difficult position between being a friend and being a business person. And once you’ve opened the friendship floodgates, it’s difficult to shift into the mindset that you’re running a business and that this is your investment. My biggest piece of advice is to treat it strictly as a business - be friendly to your tenants, but do not be friends. Stick to the contract and enforce it. It’ll end up saving you in the long run. The reality is that creating the type of rental property to the point where it’s passive income takes a LOT of work. But the work is, at times, still ongoing. Eventually you’ll have a vacancy. Eventually you’ll need to fix things up again. Nothing will last forever. Sure, you can get a property manager who’ll handle much of this for you - but you will need to do SOME work yourself, even if it’s as small as choosing between finishes or approving bids on work. It won’t be an insane amount of work, but it will be something. So yes, real estate CAN be fairly passive…but it’s not passive if you don’t put in the work UPFRONT. Second Expectation: In order to invest in real estate, you need to do the repairs yourself or be a good handyman. The reality is that I can’t do anything besides change a lightbulb. While I do know some landlords who do the work themselves to save the money, this is absolutely not a requirement - and depending on how much your time is worth, it’s often cheaper just to pay someone else to do it the right way. It’s also worth noting that since all these repairs are a write off, you can write off the costs against your income…but, if you do the work YOURSELF, you cannot deduct the cost of YOUR OWN LABOR. Third Expectation: It takes a lot of money to start. The reality is that it often takes 10%-25% down to begin investing in real estate. This COULD be a lot depending on your definition of “ a lot,” and also on your area. Buying a property in Los Angeles would be significantly more expensive than in Kentucky, for instance. Where one person might be able to buy a property for $20,000 down, someone else might need $200,000. Fourth Expectation is that it’s often like the TV shows. The Reality is that it’s NOTHING like what they portray on TV. Oftentimes those TV shows will be loosely scripted around creating drama and creating a show that’s actually interesting enough to watch all the way through. Every episode needs a goal, a problem that arises, a solution to that problem, and then a resolution at the end. The real life problems that come up just aren’t that exciting or interesting. It’s often boring and mundane. The fifth expectation is that you’ll make a lot of money investing in real estate. The reality is that oftentimes one property won’t make you rich. Most mom and pop landlords won’t make a lot early on, but as they scale up, they can earn a significant amount of money from a lot of smaller sources. This is how many landlords start making money, enough to quit their jobs and invest in real estate full time. It’s growing your portfolio over one or two DECADES and accumulating those properties that might make you only $900 a month….but buy one of those every 18 months, and in 15 years you’re making $9000 per MONTH. That’s how most landlords make their money, and make a LOT of it. But the beginning will be slow and frustrating until you begin adding more and more to your portfolio. Anytime you calculate cashflow, you have what’s called the “gross rent.” This is the TOTAL amount of rent you receive. So if you rent out your house for $2000 per month, that $2000 is the “gross rent” - it’s before all of your expenses. And unfortunately, anytime you own real estate, you have recurring expenses - for instance, you have property taxes. Insurance. Repairs. And at some points there will inevitably be vacancy when the house isn’t being rented, but it’s still costing you money to own. These are inevitable. So the first step when calculating your net cashflow is to DEDUCT all of those expenses from your total rent. So even though you might get paid $2000 per month, after all of those expenses eating into your money, you might now only be left with $1200. Any time you see real estate returns calculated, it’s usually like this - and this is often referred to at the “net operating income.” Total rent, minus all expenses = net income. So you’ll need to understand what property tax rates are in your area, how much insurance roughly costs, how much you can realistically get for rent, and how quick you can generally rent out a unit. One thing not generally included in those calculations is the mortgage payment. This is because mortgages numbers can vary wildly from person to person depending on how much money you put down, how long of a loan you get, and at what interest rate. But, in almost every situation, your mortgage will be an additional expense in addition to the total rent you receive. The second way to make money in real estate is by equity. This means that the value of the property increases because of something you’re doing to it - and there are two ways to make money this way: 1. The first and the most common is by paying down your loan. In most situations, your loan is broken up in two categories: principle and interest. Any time you pay down the loan every month, part of it pays interest on the total balance of the loan, and the other part pays down the balance - that second part is equity in the property. 2. The second way to make money with equity is by actively increasing the value of the home. Often this means remodeling the home or adding square footage. And your equity is the difference between the amount you spent, and the new value of the home after renovations. Doing this is also generally pretty predictable. You can see other properties and what they’re selling for, and as long as you make yours similar to that, all things considered, you should get about the same price - and that’s profit. The third way to make money in real estate is through appreciation - this means that over time, the value of the property goes up in value. This one is highly location dependent - some areas will go up as fast as inflation, just given the cost of materials to build a house get more expensive over time. This is fine, because it means your money doesn’t really lose any value - it’s simply a preservation of wealth. But other areas will go up substantially more depending on the demand for the area, and how much space is available to build. Using a combination of these three can often give you a much, much more accurate idea of your total rate of return much beyond cashflow - and this is how you calculate your returns and evaluate a good deal while owning rental property! Put at least 10% of your £30k into education, mentors, books etc. This is the best investment you can make in yourself. 0:40 the first property I would buy and invest in is an apartment here on a Serviced Accommodation basis as it would give me the highest return on investment (ROI) for my money. 1:10 Investing here will give me up to 40%-50% return on investment (ROI) and rent it as Serviced Accommodation with a Lease permission and have someone manage it for me. 1:26 There is no MAGIC "this is THE BEST THING TO DO" answer to investing your £30k in property in the UK. You definitely should invest in what you know. Lord Sugar said the same thing to me when I talked to him about it. 1:46 If you know a lot about Houses of Multiple Occupancy (HMO/HMO's) and you've been on training programs learning about HMO's then you should buy a HMO. 2:00 Buy a 4 Bed HMO, as if you buy or invest in a 5 bed HMO there are changes that you need to take into account, and you're better buying a 6 bed HMO. Having a House of Multiple Occupancy in a city centre location like Liverpool, Walsall, Bradford are great property investments right now. Any area with a high demand with no Article 4 is your best bet. 2:30 Buy a 4 Bed for £80k-90k, deposit of £20,000 and then lease your furniture to save you money. Your rent will be about £1400 per month, less expenses, easily making you about £700 per month. This would be the 2nd thing I would do. 3:00 The 3rd thing I would do is buy a Single Let property. You can buy a property like this in the UK for £50,000 so you would need £15k. Buy 1 or a few of these, and if they're giving you a passive income of £450 per month and you'll be on the property ladder and they'll help you get more development properties or HMO's. 3:55 whatever you do, assess your situation, create a spreadsheet and see what your return on investment is. 4:05 the 4th thing to do when investing in UK property with £30k is to buy a house to live in. This isn't an asset as it's not bringing you in money, unless you're renting out a room. 4:15 the WORST thing you can do is to just spend your money on STUFF that just disappears! No matter where I go, buying real estate vs renting always seems bad deal. Here in Kenya u get/save 5% return (=rent) on inflation protected asset like luxurious flat I could buy instead of renting. Nice but in fast growing economy that's peanuts. I could buy poor man's land with 20% more yearly appreciation return, rent condo with less hassle & leave anytime. With mortgage rates at 13.5%, interest rate on savings of 8%, real inflation and condo appreciation estimate of 13%, mortgages are not that profitable, most people invest in real estate/ land with cash only. As mortgage interest rates continue to decline, population continues to grow and urbanization pushes on, ofcourse real estate/land valuations will likely continue to go up strongly over the next decades in cities like Nairobi. Also talk about increasing socialist gov policies, the massive cheap labor available, and positive discrimination of whites. Enjoy 😎 PS: Do note that foreigners (still) cannot buy land so deals are always framed as 99 leases that are extended. A hurdle that seems to be overcome but another example of bad policy.

VIDEO TRANSCRIPT: Reporter: When it comes to buying investment property in SA, the first thing you need to know is, what exactly is investment property? Simon: I think the simplest way to describe investing in property is not living in the property. There's a couple of reasons why someone would invest in property. The one is you would buy a property and you'd rent it out. The other type of investing is where you buy a place that perhaps needs some work and you've got an eye for that kind of detail, and you understand how to budget and how to spend, and you're going to renovate it and then flip it for a higher price. Reporter: So, if I was thinking of buying or looking into such a property, what would be the first things that I would need to consider when searching for a property like this? Simon: If we talk about the one that most people think of when you're talking investment property, and that's buying to rent - so there's this idea that you want to buy a place and then put a tenant in it. When it comes to investing in property, you actually need to treat it like a business. So, draw up a business plan. Put down what is the financial commitment that you want to make. What can you afford? What do you intend to get out of it financially? The location - look at the location through the eyes of good data, good statistics. What are the prices doing in the area? What are the rental demands looking like in the area? And then you should look at the type of property, not all of them are geared towards renting them out. Look at two-bedroom flats and apartments. They're very, very popular with tenants. A broad spectrum of people are in that market. And I think the last thing is the type of tenant that you want to address. Tenant demand tends to really be in the young or the older. So, you're talking about students, student accommodation, and small, lock-up-and-go places, or places for retirees. So those are some good points to look for when you're investing. Reporter: How does one go about acquiring the right type of tenant for your property? Simon: It's critically important. This is your little business, this your investment, and when you're picking your tenant you're effectively picking your business partner. So you've got to be really, really careful who you let into the property up-front. So get your property out there on online platforms like ours, make sure that it's advertised as widely as possible, take as many tenants through as you can until you feel that the fit is right. And then there are lots of great services that you can use, on our platform or others, where you can check on the tenant's credit history, or you can get a reference from their previous landlord. It's really good to do the background checks, to do the research that you need. Reporter: The whole issue around landlords, tenants, where can one go to get advice about that? Because that can also be a tricky issue as well, right? Simon: It's amazing how many questions people have when it comes to renting out property. Tenants - what are my rights? What do I need to sign in a lease? What do deposits look like? And then on the landlord's side, it's also really, really important - what if my tenant's not paying electricity? What if they're denying me access to the property? So we see these types of questions all the time. We get expert panelists to come and comment on articles. And then we put it into a real easy-to-use database of information and advice. So if you are in the market either as a tenant or landlord and you've got questions, we do have a space for you to come and answer those questions. Reporter: So basically the private property website is a one-stop shop for everything? Simon: Yeah. We like to think of ourselves as basically the premier rental platform in the country. We've got more rental listings than most. We've got fantastic resources in terms of information and insight.
